Job Description: What We Are Looking For
The Director of Real Estate Operations assists the AVP for Real Estate operations to sell, acquire, lease, develop and manage real estate assets and to assist with the needs of other divisions within Baylor University primarily focusing on commercial real estate transactions. Heavy emphasis on commercial leasing activities including research space. This position evaluates real estate in terms of financial value and environmental risk exposure.
A Bachelor's degree, three years of relevant work experience and an active Christian faith are required. A Master's degree and experience in Wet Lab is preferred.
All applicants must be currently authorized to work in the United States on a full-time basis.This position will be driving on behalf of the university and will require an active and valid driver's license. Travel for this position may be up to 25% of the time and primarily throughout the state of Texas.
What You Will Do
Assist in expansion of long-term real estate holdings and alternative asset portfolio to maximize financial performance.
Assist in the development & evaluation of financial pro-formas for real estate projects. Assists in review of the financial processes, budgets & procedures.
Ensure timely collection of lease payments on all university leased property.
Negotiate the sale, acquisition, and lease of campus real estate assets and engage real estate agents and consultants when necessary.
Keep updated on university borders and strategic planning as well as current conditions on the real estate market in Central Texas.
Manage & serve as the primary contact for the process for acceptance of new real estate gifts & marketing of properties.
Promote & implement policies & procedures relative to the acquisition and disposition, holding, & development of real estate assets.
Facilitate planning for the enhancement of real estate assets prior to sale or lease.
Manage short- & long-term special projects or assignments.
Examine all aspects of special projects & collaborate across institutional boundaries to facilitate the project's planning and function.
Work with government councils & emergency response teams.
Establish & maintain contacts & rapport with related agencies for the management of various university properties & associated properties.
Assist in financial review of non-real estate contracts that substantially impact University budget,
Travel for property inspections including all leased property outside of McLennan County.
