Pratt is seeking a building manager to run our Higgins Hall building. This position manages, supervise and coordinates Building Maintenance and Operational issues; grounds, sanitation and snow removal, general supervision of building operation, problem resolutions and emergency maintenance repairs, including general inspections of building and equipment for defects and repairs and fire safety, day-to-day coordinates activities with Deans and staff, acts as liaison to the Pratt community including faculty, staff, students, administrators and the local community and emergency personnel and assist with other general maintenance as directed.
Develops, recommends, implements and maintains policies and procedure for the property in conjunction with the Executive Director and Director.
Manages the property and occupants in a safe and professional manner
Recommends and manages budgets and expenses for all areas.
Supervises and provides team leadership skills to effectively assist in the hiring/termination process, training of incoming staff on Institute policy and general custodial procedures and duties.
Demonstrates effective teamwork with all staff and prepare written disciplinary actions; memos and employee performance appraisals.
Building and Site Maintenance:
Supervise housekeeping and maintenance activities and ensure the highest level of service with minimal disruption.
Maintains all supplies and equipment in coordination with Inventory Control Coordinator
Supervises HVAC operations and maintenance services with in-house and/or vendor personnel to ensure work is completed in a timely manner.
Coordinates, inspects and supervises the activities of in-house maintenance and contractors including but not limited to; elevator, fire alarm, sprinkler, standpipe, exits and emergency lighting, fire extinguishers, fuels, furniture, commissioning, HVAC electrical, plumbing and construction.
Conducts, supervises and provides follow-up for all building and site inspections.
Establishes and maintains preventive maintenance programs for custodial and maintenance areas.
Maintains departmental work order system.
Building Operations and Special Events
Maintains all building department, fire department and Federal, State and local government permits and paperwork as required by all codes, regulations and laws as applicable.
Develop and maintains a working relationship with New York City Department of Buildings and New York City Fire Department.
Ensures procedures for handling of solid, universal and hazardous wastes in compliance with all laws and regulations and in coordination with the Pratt Health and Safety Director.
Ensures the building directory and all signage are up to date.
Coordinates with the IT Department and Administrative Support Services for the installation and maintenance of all telecommunications systems and equipment modifications.
Managers Special Events as follows;
Develops and maintains policies and procedures
Communicates and coordinates special events with all internal Pratt department, external agencies and companies are required.
Serves as point person for all activities regarding events and room schedules.
Building and Site Renovations
Consults with the Director of Maintenance and Operations or designee regarding construction and renovations.
Coordinates renovations and construction activities between Facilities Management and building occupants.
Serves as the Fire Life Safety Director for the property
Develops and maintains the Fire Life Safety Action Plan for the property including but not limited to;
Plan development and implementation
Coordination with the New York Fire Department
Operate and supervise operations of the fire command station
Assign and train staff as required by the Fire Life Safety Action Plan
Schedule and execute fire and emergency drills in coordination with Pratt's Public Safety Department.
Maintain all appropriate licenses, logbooks, drill documentation and paperwork
Liaison between Pratt Institute, building occupants and the New York City Fire Department
Other as required by the Plans.
Performs other duties as assigned.
Education: Bachelor's degree or equivalent
Experience: Five (5) years of progressive building and fire safety experience in an academic or corporate environment.
Excellent verbal and written communications skills.
Results oriented, thorough and highly refined attention to detail.
Excellent interpersonal and relationship building skills.
Ability to cope and adapt to changing priorities; working in a fast-paced environment and under frequent demanding conditions.
Good time management skills and ability to meet deadlines.
Flexibility with working varying schedules including evenings, holidays and weekends.
Proficient in Microsoft Office Suite; Excel, MS Word and Outlook.
Knowledge of building and life safety systems.
Knowledge of DDC controls systems and computerized work order systems.
Familiar with Fire Safety Systems.
Licenses Required: FDNY (S96) Supervision of Fire Alarm and other related systems. Valid NYS driver licenses.
